How does it work?

The process has been designed to be as quick and easy as possible. Before you purchase the report, we will ask for some easily collected information about the property or purchase, such as price, number of bedrooms and bathrooms, whether you’re buying with a mortgage or cash, if you are a first-time buyer, etc.

Once we have this information, we will begin working on your unique property report. As soon as it is completed, we will email you the finished report for you to review at your convenience.

We aim to return every report within 24 hours, rarely there can be slight delays if the property/purchase is particularly complicated.

While our property report provides valuable insights into estimated yields, estimated future value, and estimated cash flow, it should not be considered an endorsement or a definitive recommendation to or not to purchase the property.

It should be supplemented with additional research and professional advice tailored to your specific circumstances. Buying a property should always be undertaken with care and many other factors should be taken into consideration including but not limited to:

  • Personal Financial Situation.
  • Market Conditions: UK real estate markets can be volatile, past results to not guarantee future returns.
  • Location and development plans: Future development plans in the area, local infrastructure projects, and area trends can greatly influence property value and desirability.
  • Legal Considerations: Ensure that you have conducted thorough due diligence regarding local planning laws, property deeds, and any potential legal restrictions.
  • Survey Results: A professional property survey can reveal issues not covered in a standard report, such as structural integrity or unseen required repairs.
  • Personal Goals and Preferences: Consider how the property aligns with your long-term personal or investment goals and lifestyle preferences.
  • Local Amenities and Services: Availability of local amenities, schools, healthcare, and transport links can significantly affect both the property’s value and its suitability for you.

Before preparing the report, we will request a selection of already known or easily collected information. While most of this information is essential, some details are less critical. For instance, knowing the square footage is beneficial but not crucial.

The only piece of information you might not immediately know is the estimated rental value, which is the monthly rent you expect the property to achieve. If you need assistance with this, we suggest looking at similar properties on Rightmove or Zoopla, or contacting local estate agents for their opinion.

Your reported will be emailed to you in the form of a pdf file. Please make sure to check your junk/spam folders just in case.

We use a variety of different metrics, and each is calculated slightly differently. Some metrics have information boxes within the report explaining their calculations. For those that don’t, detailed explanations can be found in the help document sent to you via email.

Future value estimations are based on the historic average rate at which properties in your postcode have increased in value over the past ten years, with the assumption that this trend will continue. Please note that historic data does not guarantee future results, and these figures are estimates only.
